As you start to think about moving from your home, you should have as much information as possible ahead of time. We believe in educated clients. You will want to know how the real estate market is trending and how the current market value of your home stands. Also, what small changes or improvements will be necessary to make your home as presentable for today's buyer as possible. Some seller's make the mistake of over improving to put their house on the market, when it is not necessary. Ask us, we are happy to give our opinion on what to do to make the property show at it's best.

Implementing the changes that the realtor recommends may take a few days. In the meantime, your agent will set up the appointment for the professional photographer, get a key made, put the lockbox on the door, take measurements and get the paperwork rolling. If the market is brisk we recommend a "coming soon" sign to alert potential passers by and other realtors that to be on the look out for your listing and it helps create a sense of urgency and buzz in the neighborhood. Once the property is entered into MLS (multiple listing system) it is now time to show it to our audience, starting with a broker's open house. These are the days that the local realtors will come to view your home. It should be scheduled as soon as possible once your house is in MLS, and it's already looking at its best from the preparation for the photographer.

Are you staying in the area? If so you could be looking on line for potential properties whether you are moving up or down sizing, it pays to get an idea of what is on the market. In some cases clients are able to purchase before they sell, but many do not. You will receive an email from our office with a link and a password into your file. There, you can see all advertisements, showings, comments, and homes that are competition for the home you are selling. You will also receive auto alerts from our office when a new listing comes on the market that suits your needs, so you will be kept informed at all times.
